This class introduces four key components of commercial sales transactions - broker, seller, buyer and contract. Qualities and skills of what clients look for when utilizing the services of a broker will be identified. You will also identify types of sellers, seller needs, types of listings and necessary components of a listing agreement. You will be introduced to a marketing plan and marketing flyer. Utilizing an example, capital gains tax consequences of a sale will be calculated.

Key components of a 1031 Exchange will be discussed and you will calculate tax savings. You will identify types of buyers, buyer needs and establish a process and timeline for purchase transactions. Essential elements of a commercial purchase and sales agreements will be identified with discussion of other clauses.

You will calculate absorption rate, several types managements fees and commissions for leases. Skills required for landlord representation with respect to leasing property will be identified and discussed in detail.

Through individual groups, you will prepare marketing plans for office, retail, industrial and apartment properties. You will be introduced to tenant representation and lease issues. This class explains what negotiation is and identifies the basic principles of negotiation. Additionally, it identifies the tangible benefits of negotiation and explains distinct types of negotiating tactics. Toss lender approvals, junior lien holders, and inflexible timelines into the mix, and you end up with a whole new ball game. In a short sale transaction, the motivation for each party is different than the standard transaction, and as the professional in the scene, you need to adjust accordingly.
