It's a given that slogging through deal points with the "other side" is no easy task, but for real estate brokerage professional's client expectation management on our own side of the negotiating table is often an even more challenging issue. Gaining client trust is often an uphill battle, and real estate's at-risk compensation model doesn't make this any easier. NAR sets the “gold” for professional standard of conduct in the real estate industry. This course gives a brief history of NAR to understand how they incorporated and why. All seventeen articles are covered. Case studies are reviewed to show the intent of the articles. Come connect to Code of Ethics.

This course satisfies the NAR Triennial Code of Ethics training requirement. REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within a three-year cycle. The new cycle (cycle 7) is January 1, 2022 - December 31, 2024.

This class is open to new members of the ATLANTA REALTORS® ASSOCIATION.
New ARA members must take a Code of Ethics program within the first six months of joining the Association to fulfill a membership requirement.

Since Joi Bostic was a little girl, everyone around her would say that she would grow up to teach others. Although she would hold classes with her dolls and stuffed animals, she resisted and protested against a career as a teacher. Her formal education had her on track to enter corporate America in the area of marketing management. However, after college, Joi finally followed her “true calling” and entered the classroom in 1988. Since then she has taught college credit courses, traveled the country delivering workshops and seminars and designed hundreds of courses and workshops. What happens when your client wants to develop property or use an existing building in a manner that is different than how it is presently being used? How do you help your client make good real estate decisions in these kinds of situations? Come learn about the tools you'll need to help your clients navigate real estate transactions involving zoning and land use issues.

In this class, you'll gain a working knowledge of the regulatory framework surrounding zoning and land use decisions and hear useful tips from a top local zoning attorney on how to strategically navigate sales and lease transactions involving zoning questions. You will learn how to determine which local government makes decisions about the subject property as well as practical information for helping the client assess the uses allowed on the property, including whether the use aligns with the local government's future plans for the property. This course provides insight into special zoning issues, such an environmental laws, that should be considered as your client decides whether to purchase or lease property. You will learn about the procedures for rezoning property and how to help your client obtain variances and special use permits from the local government for specific uses on the property BEFORE the sales or lease transaction is executed. You will also explore constitutional limitations regarding zoning matters that could arise while your client moves through the approval process. In addition, you will be briefed on the proper steps your client should take to appeal a denial of zoning decision by a local government body.

Tactics that work with motivated, excited sellers don't always translate well when working with short sale sellers and short sale buyers. Toss lender approvals, junior lien holders, and inflexible timelines into the mix, and you end up with a whole new ball game. In a short sale transaction, the motivation for each party is different than the standard transaction, and as the professional in the scene, you need to adjust accordingly.
