Class Description

Veterans who attend this program will come away with language that will help them to win their next sales assignment, and CRE newbies will learn critical skills that will help them to be better client advocates. It's not uncommon for a contract between Buyer and Seller to run for dozens of pages. And yet there are only a handful of key deal point categories that matter the most. In this program attendees learn how to get into the details without being distracted by extraneous issues. In this program we discuss the 3 main phases of a sale and look at the "typical" sales process from the initial introduction of the parties through closing. We then discuss lessons learned by walking step by complicated step through several real-world examples.

The Tenants who pay rent demand the best value from the space they occupy to house their businesses. The Landlords who collect rent demand the highest return from the investment they have made in their real estate assets. Game on! This program helps licensees gain the skills to create a high trust environment and bring these parties together for a mutually beneficial lease agreement. Attendees learn about the key terms common to most lease agreements, as well as the legal terms that are beyond their expertise as licensees. Program participants will walk step by step through a "typical" lease timeline, learn how a Landlord might calculate their investment return, and learn which key lease terms to negotiate.

He learned from doing stand-up comedy that if you want to find the truth, look for the funny. He learned from improv comedy to find the natural flow and go with it. Before becoming a national top producer, being named "Who's Who of Commercial Real Estate" by the Atlanta Business Chronicle and recognized as a "Power Broker" by Costar, Riggo mowed lawns, customized cars, drove a forklift, and was a small engine mechanic, on his way to becoming a first- generation college graduate. Ed is among less than 1% of practitioners nationally to have earned both the SIOR and CCIM designations. Surveys show that real estate agents and brokers as compared to other professionals are not always well thought of by the public. Since real estate agents and brokers only get paid on closed transactions, there is a financial incentive to be short sighted and focus on personal financial success instead of client needs. Yet feeling reasonably financially secure themselves puts real estate professionals in the best position to put their client's best interest ahead of their own short-term financial needs and wants. The primary goal of this course is to provide practical tools that real estate brokerage professionals can use to manage their individual financial lives in a responsible way. This program demonstrates that doing the right thing pays off in the long term. Attendees learn to develop the attitudes, create the systems, and internalize the habits necessary to address the inevitability of income volatility.

The profound importance of land is revealed by the opening words of the National Association of Realtors Code of Ethics: "under all is the land". Yet brokering land can be as challenging as it is rewarding. It's fortunate that optimism and the desire to build something new often provide the impetus to buy land, because there are many obstacles to development success: zoning resistance, environmental issues, availability of infrastructure, etc. Using a complex real-world example as a case study, this program provides attendees with the tools to address these and the many other issues that must be successfully addressed to achieve good outcomes for clients in a transaction involving the sale of land.

Quantitative things are often used as measures of business success: earnings growth, equity accumulation, whether or not "we got a good deal”. And yet these important quantitative issues are often dependent on achieving success with life's qualitative aspects: gaining the trust of others, having confidence in our decision making processes, and the felt sense of satisfaction that comes from working well with team members. Both research and common sense point to the conclusion that it is our emotional intelligence, not our technical skills, that very often determines our business success. Participants in this program will leave with new insights about how to deal with emotions and with skills they can put to immediate use to help them achieve better outcomes, not only at work but also in their personal lives.

It is stories we recall, not statistics, and this program is full of stories. The stories are about real assignments involving real people with real money at stake for all involved. From the stories there were lessons learned. From the lessons learned conclusions were drawn, conclusions about what actions lead to good outcomes for clients. And it is good outcomes for clients that are the best predictor of career success. Participants will come away with memorable lessons, new guiding principles, and ideas that can be put to immediate use.
