Kenneth's areas of expertise are: general business, real estate, finance and banking. Previously a Chief Operating Officer of Brisco Capital Group, an oil distribution Company and Associate Director of Wharton Gladden, an investment banking firm. Kenneth understands the needs of his clients and counsels them on entity selection, formation, maintenance and dissolution, and business succession planning. Kenneth also works with property owners, lenders, individuals and businesses on a range of real estate matters including lease agreements, options to purchase, easements and purchase and sale agreements. Lisa began her career in real estate in 2007 during one of the most challenging markets which provided tremendous opportunity to experience situations far beyond atypical transaction. This class introduces four key components of commercial sales transactions - broker, seller, buyer and contract. Qualities and skills of what clients look for when utilizing the services of a broker will be identified. You will also identify types of sellers, seller needs, types of listings and necessary components of a listing agreement. You will be introduced to a marketing plan and marketing flyer. Utilizing an example, capital gains tax consequences of a sale will be calculated.

Key components of a 1031 Exchange will be discussed and you will calculate tax savings. You will identify types of buyers, buyer needs and establish a process and timeline for purchase transactions. Essential elements of a commercial purchase and sales agreements will be identified with discussion of other clauses.

The various steps in the preparation of a market analysis are presented in detail. Market analysis is presented as a self-contained tool and part of the foundation for financial analysis.

The four interlinked forms of analysis: marketability study, feasibility study, investment analysis, and highest and best use will be detailed. This class introduces commercial property financial analysis in greater detail. It identifies the tangible benefits of investing in real estate and explains what investors want. You will be introduced to investment analysis and terminology regarding income and expenses; comparison of investments on both a before-tax and after-tax basis. A summary of the key calculations such as capitalization, cash-on-cash, gross rent multiplies, equity rate of return, internal rate of return and financial management rate of return will be reviewed with hands-on applications.
